Pricing Release Guide

How pre-construction price lists are structured, what is not in the price, and how to read one without getting anchored on the headline number.

Pricing for Countryside Urban Towns is Coming Soon. When a price list does arrive, it will be a table, not a number — and knowing how to read the table is worth more than knowing the lowest figure in it.

What a price list contains

What the price does not include

Typically: upgrades chosen at the décor appointment, development and levy charges unless capped, utility connection and meter charges, Tarion enrolment, legal fees and disbursements, HST treatment depending on your use of the home, and occupancy costs before final closing. Ask for the full list in writing and add it to your budget before you compare prices.

Price per square foot, used carefully

Dividing price by area is a fair way to compare two plans in the same community. It is a much weaker way to compare communities, because measurement standards, inclusions and outdoor space differ. Use it as a sanity check, not a verdict.

Set your ceiling before the list arrives

Decide the total number you will not exceed — purchase price plus a realistic upgrade allowance plus closing costs — and write it down. Anchoring happens fast once you are looking at real units, and a number written in advance is the most reliable defence.
