First-Time Buyer Guide

A start-to-finish path for a first pre-construction townhome purchase, including the Ontario programmes worth knowing about.

If Countryside Urban Towns would be your first home, the coming-soon window is a gift: you have time to get every piece in place before there is anything to decide.

Step 1 — Know your real number

Talk to a mortgage professional and get a pre-approval, then ask specifically about pre-construction: how the deposit schedule affects your plan, what a lender will require at firm-up, and what happens between now and occupancy. A pre-approval based on a resale purchase is not the same conversation.

Step 2 — Understand first-time buyer programmes

Canadian and Ontario programmes for first-time buyers have included registered savings vehicles such as the FHSA and the RRSP Home Buyers' Plan, plus land transfer tax rebates at the provincial level and, in Toronto, a municipal rebate. Eligibility rules and amounts change, so confirm the current position with your lawyer and accountant and check the CRA and Ontario Ministry of Finance pages directly rather than relying on a summary.

Step 3 — Write your brief

Bedrooms, workspace, outdoor space, parking, exposure, maximum stairs, absolute budget ceiling. One page. It will save you from buying the plan you were shown rather than the plan you needed.

Step 4 — Assemble your team

Step 5 — Learn the documents

Price list, floor plan, agreement of purchase and sale, disclosure statement. Read a sample of each before the real ones arrive. Ontario gives new condominium purchasers a ten-day rescission period after receiving the executed agreement and disclosure statement — that window is for your lawyer, so have one ready.

Step 6 — Budget past the price

Upgrades, development levies unless capped, utility enrolments, Tarion fees, legal costs, moving, and the furnishings a new home always needs. Set the allowance now, while it is still abstract.

Step 7 — Register

Join the priority list for Countryside Urban Towns and request a VIP Review to go through all of the above with an advisor.

Countryside Urban Towns is a condominium urban townhome community by Rosehaven Homes launching October 2026 at Inspire Boulevard & Russell Creek Drive in North Brampton, Ontario. The full price list and floor plans have not been released.
