Deposit Structure Guide

How pre-construction deposit schedules work, how deposits are protected in Ontario, and how to plan the cash flow.

The deposit structure for Countryside Urban Towns is Not Yet Released. What is knowable is how these schedules are usually built, and how your money is protected while the home is under construction.

How a schedule is typically shaped

Pre-construction deposits are staged: an initial amount with the offer, then further instalments at set intervals or milestones, sometimes with a final portion at occupancy. Total deposit requirements vary widely between builders and product types, and the schedule is stated in the agreement of purchase and sale — read the dates as carefully as the amounts.

Planning the cash flow

Deposit protection in Ontario

Ontario's statutory new home warranty programme, administered by Tarion, includes deposit protection for new homes and condominium units, subject to defined limits and conditions. Condominium deposits are also subject to trust and security requirements under the Condominium Act. Your lawyer will confirm how your specific deposits are held and protected.

Cheques, dates and discipline

Post-dated instruments are common. Diarise every date, and never assume a missed instalment is a small administrative matter — the agreement will define the consequences, and they can be serious.
