What monthly common expenses cover in a townhome condominium, how they are set, and why the reserve fund deserves your attention.
Countryside Urban Towns is a condominium community, so monthly common expenses will apply. The amount for this community is Not Yet Released, but how fees work is knowable now.
Townhome condominium fees generally exclude in-suite utilities and your own contents insurance, but the split varies by community. The declaration and the budget define it precisely.
The declarant prepares a first-year budget, included in the disclosure statement, and the fee is your unit's proportionate share of it. After the corporation is turned over to the owners, the board sets the budget annually — so expect the figure to move over time with insurance, labour and utility costs.
The reserve fund pays for major repair and replacement — roofs, private roads, structural elements. Ontario corporations must have one and must obtain a reserve fund study, updated periodically. A well-funded reserve is what prevents special assessments later, so a low headline fee is not automatically good news.
