Preparing for the Countryside Pricing and Floor Plan Release

A practical checklist for the weeks before a launch: financing, priorities, documents and the decisions worth making before the price list lands.

Launch day at a well-received community moves quickly. The buyers who do well are almost never the ones who decide fastest — they are the ones who decided earliest, before the price list existed. Here is how to use the coming-soon window at Countryside Urban Towns.

1. Settle financing first

Get a mortgage pre-approval and understand what it does and does not guarantee. For a pre-construction condominium, lenders look at the deposit schedule now and the mortgage at occupancy, which can be a long way off. Ask your broker specifically about pre-construction: how the deposits are funded, what happens if rates move, and what documentation the lender will want at firm-up.

2. Write your plan brief before you see plans

Two or three bedrooms? Do you need a dedicated workspace, or will a flex nook do? Is outdoor space essential? Do you want the widest possible main floor or the largest total area? Put it in writing. When a set of plans arrives with names and numbers, a written brief turns a confusing PDF into a shortlist in ten minutes.

3. Learn the document set now

Reading one of each from any community, in advance, means the real ones do not slow you down.

4. Assemble your people

A real estate lawyer who reviews pre-construction agreements regularly, a mortgage professional who understands condominium timelines, and an advisor who will walk the release with you. Ontario purchasers of pre-construction condominium units have a statutory rescission period after receiving the disclosure statement and signed agreement — the point of that window is to get the documents reviewed properly, so line up your lawyer before you need one.

5. Decide your ceiling

Set the number you will not go past, including a realistic allowance for upgrades and closing costs, and write it down next to your plan brief. Upgrade decisions at the Décor Studio are where budgets quietly stretch.

6. Register, then ask

Join the priority list so the release reaches you directly, then request a VIP Review to go through your brief, your budget ceiling and your questions with an advisor before launch day arrives.
